Additional Requirements:




  • Space will be comprised of the following: Office: 5,900 – 6,285 ABOA SF



Warehouse: 4,600 – 4,900 ABOA SF




  • Ground floor space is required.

  • In addition to the square footage requirement above, a 10,000 - 20,000 SF fenced wareyard is required to be either adjacent to the office/warehouse space or directly across the street. The fence shall be a 7 ft high chain link fence with barbed wire.

  • The warehouse must be able to accommodate a total of three (3) bay 12’ x 12’ doors.

  • The warehouse must be temperature controlled (heated and cooled) in accordance with the requirements of draft Lease paragraph 6.05.

  • The ceiling height for the warehouse space must be a minimum of 15 feet

  • A secured, fenced manifested dumpster for hazardous waste will be required and is to be located next to the wareyard.



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
