Additional Requirements:




  • A 10,500 SF outdoor paved wareyard, which must be surrounded by a 6 ft high fence with three strands of barbed wire on top.

  • Wareyard fence must contain one pedestrian gate and two vehicle gates.

  • 1 loading dock (does not have to be attached to building)

  • Warehouse requires five (5) overhead garage doors. Two (2) must have electronic openers.

  • Space contains a laboratory which requires a 24 inch x 24 inch exhaust fume to the outside

  • Warehouse ceiling height is required to be a minimum of 20 ft

  • Approximate space breakout:



Warehouse – 4,651 ABOA SF Office – 4,967 ABOA SF



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 0.2-percent-annual chance floodplain (formerly referred to as 500-Year floodplain).



Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Groveport, OH, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
